How does Campusview Real Estate Compare with other Landlords?
We are a full-time, professional management company. Unlike many landlords who work other jobs and cannot respond to issues during their work hours, we are on the job 24 hours per day. We have full-time employees whose sole job is to manage our apartment buildings near UWRF.

Since we are based out of River Falls, we do things much more efficiently and faster than other absentee landlords from out of town. For example, if your washer starts to leak, one of our employees will respond right away to take control of the situation and get it resolved. An absentee landlord from out of town or a landlord who works at another job will have a much harder time solving your washer problem.

Another example would be in the instance of a big snowstorm. We have our local employees (not subcontractors or absentee landlords driving in from out of town) taking care of snow removal. Our employees’ only job is to clear the parking lots of our apartment buildings in River Falls. We don’t use subcontractors with busy schedules plowing snow all over Western Wisconsin. The end result is that after a big snowstorm, the Campusview lots will be plowed and the Campusview sidewalks will be shoveled long before other buildings.

Can we save money by living in a Campusview apartment rather than living in the dorms?
Absolutely. Many college students and their parents are surprised to learn that it is cheaper to live in a Campusview apartment compared with living in a dorm. Plus, many of our residents also find that it is much more cost effective to prepare meals in their own apartment rather than to sign up for a university meal plan.

Here is an example: If you decide to live in UWRF’s South Fork (Four Bedroom) Suites with three other people for the 2012-2013 nine-month academic year, the total projected cost for your individual room will be $4,754.

By comparison, if you live in a Campusview four bedroom apartment with three other people, the total individual cost for you on a 12-month lease is $3,600. You will save $1,154 by living in a larger unit, for a longer period of time, with an extra bathroom, your own living room, kitchen, a washer/dryer (not coin operated) and all other appliances right in your apartment!!!

While it is true that you will be responsible for a utility payment whenever you live off-campus, that expense is greatly offset when you aren’t forced to pay for a super expensive university meal plan! The average projected UWRF meal plan cost for the 2012-2013 academic year is $2,234! Plus, you are forced to pay for those meals whether you use them or not. Even if you decide that you want to eat at a restaurant, order pizza, eat Ramen noodles, or even skip a meal, you still pay the same huge amount if you live in the dorms on a university meal plan!

Does the rental amount increase if our group has an extra person and two people share a room?
No. The total rent for your apartment stays the same no matter how many people are on the lease. This is an excellent way to save money?

Here is an example. Let’s say you had six people in one of our 5 BR apartments at 1063 East Cascade Avenue and chose to split the rent payments evenly amongst your group. Each person would then pay $250 per person/per month for a total of $3,000 for a 12-month lease. You will save $1,754 compared to the dorms! Plus, the biggest bedroom in your apartment is HUGE at nearly 180 square feet--almost twice the size of a dorm room!

Can we sublease our apartment over the summer?
Yes. A lot of our residents choose to sublease to other people over the summer if they do not plan on occupying the unit themselves.  It is a great way to save money! We simply require subleasors to fill out an application and get all roommates to approve the subleasor. 

How can I reserve an apartment for next year?
Campusview apartments are filled on a first come, first served basis. The only way that you can reserve an apartment is to sign a lease. Due to the high quality, location, and value of our apartments, our apartments are always the first in River Falls to be filled.

What should I do if I am interested in a Campusview Apartment?
Call us at 715-425-5150. We will set up a time for you and your roommates to view the available apartment in which you are interested. At this time, you will get a folder that contains a copy of our lease, an application for each person, and a pricing breakdown sheet for each apartment.

If you and your roommates decide that you want to sign a lease, either let us know at the time of the showing or call us later to make an appointment for your group to sign a lease. The lease signing procedure takes roughly 45 minutes. At this time, we will go over the entire lease and answer questions. Apartments are filled on a first come, first served basis and we cannot guarantee that the specific apartment you viewed at an earlier showing will be available if you call us at a later time. If that is the case, we may have other apartments available for you to choose from.

How much is the security deposit?
The security deposit is the same as one month’s rent for the apartment and is paid at the lease signing.

What appliances are in each apartment unit?
In every apartment unit, there is a working stove/oven, microwave, and a clothes washer, and dryer. There is also a dishwasher in almost every Campusview unit. The clothes washer and dryer are right in your apartment unit (not coin operated) and you can use them as much as you like.

When does the lease term start?
We have apartments available with leases starting in both June 2012 and September 2012. For the most part, all of our leases for our properties on East Cascade Avenue run from September 2012 to the latter part of August 2013 and all of our leases for our Campusview South Apartments behind Hathorn Hall run from June 2012 to the latter part of May 2013.  

Can we have a pet in the apartment?
Sorry, Campusview does not allow any pets whatsoever, with the exception of fish.

How do we pay for our rent?
It doesn’t matter to us which person pays the rent or whether you use a check or a money order. Some groups have one designated person who sends money for the group whereas other groups have each resident send their own individual check. Many residents have their parents send us checks directly. Whatever works for you! The only thing we do not accept is cash for rent. If you do not have a checking account and only like to use cash, that isn’t a problem. You can go to a bank, the post office, or even some grocery stores and exchange your cash for a money order. If you would like to pay in advance, that is not a problem.

We do not require you to use an automatic withdrawal or pay with one check like some landlords. That method works only to protect landlords. It may seem simple and convenient at first until one resident’s check doesn’t clear or there is an overdraft. Then it will be a nightmare and will multiply late fees or overdraft charges on the entire group.

 

What about parking?
Parking your car around any university is always a challenge. At each Campusview property, there is an off street parking lot provided for Campusview residents. Some lots are permit-parking-only lots, while others have assigned parking spots.

What if something breaks in my apartment?
We have friendly local maintenance people who will handle any maintenance problems you might have. Our office is right in River Falls and our full time staff works exclusively on these River Falls apartments. If something breaks, we almost always fix things at our expense unless it is clearly a result of excessive wear and tear or negligent damage from a resident. We have an excellent reputation for making repairs quickly and keeping everything in excellent, working condition.

Can we have loud parties?
Campusview maintains a “No Party” policy. We take all party noise complaints, citations, and damages to property as a result of parties very seriously.
